In a nonstick saucepan, mix together cocoa powder, flour, sugar.
Pour milk and whisk everything together over medium heat.
Continue cooking while whisking constantly until mixture is thickened to a "gravy-like" consistency.
Remove from heat and mix in butter and vanilla extract.
Spoon this gravy over warm biscuits. Enjoy!
